As the summer holidays become a memory, barbecues are stored away and the children return to school, we can look forward to a healthy housing market as we move into Autumn.
The weather isn’t the only thing that changes in Autumn, and traditionally this period is one of the busiest phases of the year for home-movers, in terms of both sales and lettings.
As we move into the third quarter of 2013, it is important to reflect on how the market has performed during the first half of the year, as we compare the results in 2012 to 2013.
This year has seen activity levels increase dramatically over 2012. As mortgage borrowing rates remain low and confidence increases, we have seen an upward curve in the amount of sales agreed this year. and generally more enquiries from both first time and second time buyers. The lettings market remains very positive as we continue to let a property within 7-10 days of instruction on average.
Friends and family often ask me whether now is a good time to move as they read that the housing market shows signs of recovery.
My answer is that now is a very good time to move, for a number of reasons. If you are moving up market, the gap between property prices is at their lowest, so now is the perfect time. When you also consider how cheap it is to borrow money, then we should all embrace the market conditions and take advantage of those cheap fixed rates that are available.
Looking ahead, I predict a growth in sales over the remainder of the year. It is unlikely that house prices will improve dramatically but land registry reported a 0.9% rise over the last three months in the North West, which though slight, shows it is unlikely that house prices will fall further.
I do not have a crystal ball, but I think the signs are there for us all to see the recovery gathering pace.
