Up to 75 new homes could be built on land on the outskirts of Garstang if a local man achieves his vision of a new Utopia.

Garstang man Stanley Cubbins is seeking outline planning application for the properties to be built at a site, called “Utopia”, on land off Kepple Lane.

If approval is granted his agents say it is intended the site will be sold as soon as possible .

Part of the plot is currently used as winter quarters for travelling showpeople, but permission for this use, granted on appeal in 2009, expires this year.

Mr Cubbins’ agents, McAteer Associates of Bolton, have also applied for permission to extend this winter usage until May 2017.

The two planning applications are awaiting consideration by Wyre Council, with comments invited during the consultation period which lasts until February 13. McAteer Associates submitted a 19 page supporting statement on behalf of Mr Cubbins to the council.

In it they note: “As owners of the land, the applicant is not a developer. Rather the land will be sold to provide funds to allow the accommodation site for travelling show people to be relocated.”

The statement also notes that it is “intended that housing could be delivered from the site in late 2014” and that the site could be developed over a three year period.

It’s envisaged 30 per cent of the properties will be affordable housing. The Courier was unable to contact Mr Cubbins or McAteer Associates as we went to press.
